Background
Bachelor Enlisted Quarters P-286 consists of five three-story dormitory buildings containing 204 living units with a total floor area of 8,640 square meters. Each building is arranged in a u-shaped configuration with a courtyard and recreation room in the center. This design-build project received a Certificate of Commendation from the Commander of the Naval Facilities Engineering Command.

Advanced Technology
The roof structure was required to be a reinforced concrete system while appearing to be architecturally residential in appearance, including multiple hips and valleys, dormers and dutch gable configurations. By investigating a number of possible alternatives, our team was able to provide an efficient roof that met or exceeded every requirement of the military's Request for Proposal. The final system included innovative precast concrete "bends" that formed the roof shape and carried simpler repetitive precase concrete plank roof members. The team also incorporated several site cast concrete dormer elements that were efficiently constructed on-grade and then lifted into place.

Client Benefits
The project was one of the early design-build competitions facilitated by the military. Our responsibility was to both the military and to our direct client: the design-build contractor. Collaboration within our team was essential to incorporating an all-concrete approach to a residential application that would provide the military with an aesthetic quality of life for our servicemen, along with required durability, within congressionally appropriated budgets. The ultimate solution allowed our direct client to both win and successfully complete the project, and ultimately turn over a product that both the design-build team and the military were proud of.
