Background
The Colony is a $100,000,000, three-phase, multi-family residential development. Each of the three phases includes a twin four-story residential building constructed over a parking garage with an overall building footprint area of approximately 75,000 square feet. In total the project features over 300 residential units that range from a one-bedroom unit of about 1000 square feet to a three-bedroom unit of about 1600 square feet.
Specialized Knowledge
Unique aspects of this project includes: four-story load bearing light gauge steel walls supporting a steel deck and concrete floor system. This project utilizes the California-style “four over one” podium concept. The first level is constructed with a column layout that creates a highly efficient parking level. The four residential levels above utilize load bearing walls located to create the most desirable unit layouts. A thick podium slab transfers the wall loads above to the columns below without any transfer girders.
