Background
Consisting of three different neighborhoods, Ocean Pointe is a master tract community development of multi-family buildings and single family homes. Ke Noho Kai, one of the neighborhoods, is a $38,000,000 development that features 314 one- and two-story residential units totaling over 530,000 square feet of space.
Innovative Approach
The structural framing was engineered to accommodate multiple floor plans allowing flexibility for owner-requested options. These different unit types provide owners with over fifty (50) unique layouts from which to choose. The structures incorporate a light gauge steel walls and floors and wood roof truss framing system referred to as a "hybrid" system. The floor system used the Dietrich "Trade Ready" joists system. To facilitate fast economical framing these structures utilized pre-fab wall panels. To speed the framing of the second floor framing the floors were framed on the ground and placed on the walls with a small crane.
